- Average rent rose 4.0% in England, 4.3% in Wales and 1.1% in Scotland in the 12 months to August 2026, and 3.5% in London. The ONS advises caution when comparing Scotland's rents with other UK countries because the data have mostly been for advertised new lets. [C2]
- ONS averages for a one-bedroom flat in August 2026: £1,760 in the London region, £1,225 in Bristol, £1,003 in Manchester, £830 in Birmingham and £702 across Scotland. Among London boroughs, Islington averaged £2,178, Hackney £2,001 and Waltham Forest £1,400. Edinburgh has no separate figure here. [C3]
- The three one-bedroom London adverts we found asked £2,395 in Islington (N1), £2,150 in Hackney (E8) and £1,600 in Walthamstow (E17), with deposits of about five weeks' rent. These are single adverts, not district averages. One of them bars running a business or profession from the property. [C4] [C5] [C6]
- The one Manchester advert (a furnished one-bedroom apartment in the Green Quarter) asked £1,150 a month with a £1,326 deposit, £2,476 before council tax and utilities. The one Edinburgh advert (an unfurnished one-bedroom flat in Canonmills) asked £1,275 with a £1,275 deposit and no agent fees. Both were seen on 16 October 2026 and may be gone. [C7] [C8]
- In England a landlord or agent must put your deposit in a government-approved scheme within 30 days, and must return it within 10 days of you both agreeing how much you get back. Assured periodic tenancies replaced assured shorthold tenancies in England on 1 May 2026. A holding deposit paid before an agreement is signed does not have to be protected. Scotland and Northern Ireland have separate schemes. [C9]
- Transport for London's adult monthly Travelcard for 2026 costs £171.70 for Zones 1-2, £201.60 for Zones 1-3 and £246.60 for Zones 1-4, and fares are capped each day and week. Journeys on Southeastern high-speed and Heathrow Express services are not included. We found no dated fares for other UK cities. [C10]
- Registering with a GP surgery in England is free. The English prescription charge is £9.90 an item. Most long-stay visa applicants pay an immigration health surcharge of usually £1,035 a year (£776 for students, Youth Mobility Scheme holders and under-18s) and can then use the NHS free of charge from the visa start date, except for services such as prescriptions, dental treatment and eye tests. Private health cover prices are unknown. [C11] [C12] [C13]
- A TV Licence costs £180 for a home. You need one to watch or record live TV on any channel or to use BBC iPlayer, but not for streaming services such as Netflix. It is free or discounted for some people aged 75 or over who get Pension Credit. [C14]
- Council tax depends on the valuation band of your home, what your local council charges for that band, and any discount or exemption. GOV.UK's page gives no charge in pounds, and we found no dated charge for Birmingham, Bristol, Manchester, Edinburgh or London, so council tax, utilities, internet and food prices are unknown here, not zero. The adverts that state a band were B and C. [C15] [C6] [C7]
